Design and Construction Development
ENGAGE will prepare a series of possible design solutions in accordance with client requirements to best adapt a new build opportunity or an existing building, maximising its potential.
We can assist with the detailed design of the internal configurations, establishing the most beneficial use of the space and optimising revenue potential. Our knowledge ensures the result is the most cost effective build solution considering all the essential building requirements taking special note of National and Local Fire Regulations. The entire development will be managed to handover and a project programme will be developed for the client to refer and monitor to ensure deadines are met.
ENGAGE will prepare a detailed specification of works which will be tendered to specialist contractors and all tender bids will be analysed to establish best contractor for the project. Detailed cash flow forecasts and ongoing cost monitoring of the works will be undertaken to completion and we will establish the best Phasing of the project so to help reduce the client’s upfront cash flow requirements.
Following discussions with the operational team, ENGAGE will prepare a preliminary unit mix scheme for initial discussion and comment. We will then develop an optimum unit mix layout to suit all anticipated needs of the catchment. We will develop outline layouts for the anticipated usage for the site and the customer requirements. We will issue this to the client for discussion and comment, before establishing a best way forward.
The Optimum Facility
Location
- Visibilty - All or part of the building to be visible from a main road with signage.
- Catchment - The demographic analysis needs to support a customer base which will use Self Storage
- Access - Simple easy access to enter and egress the site with room for some large vehicles.
Site / Building Features
- Site Area - Minimum Site Area circa 0.8 Acres, 0.33 Hectares, 3300m².
- Volume - A new building or refurbished to achieve a gross volume of circa 5000-6000m², approximately 50-60,000ft².
- Size - Ideally not more than 5 storeys i.e. 4 upper levels but others should not be ignored.
- Appearance - The main facades need to be in a presentable condition.
- Layouts - Generally every building is adaptable to Self Storage.
- Building Types - Conversions of Light Industrial, Car Parks & Offices are most economically adapted.
