Preliminary Site Evaluation & Consultation
Our feasibility package provides clients with the critical detail to define the self storage opportunity in the surrounding catchment area and clarify the cost, potential and risk implications of the development. Our package provides the following detail:
- Define Building & Use
- ENGAGE will define the building in question and its applicable use to Self Storage. We will highlight possible planning issues, usage, highway restrictions and discuss the adaptability aspects of a Self Storage facility and how it can work in this location.
- Demographic Study
- ENGAGE will undertake a full demographic analysis of the critical catchment area of the site in question. Full mapping and critically, up to date drive by and visibility data will be produced. The site will then be given a feasibility ranking.
- Competition Analysis
- ENGAGE will conduct a full and detailed competitor analysis for the site in question. This analysis will cover mapping, site visit data, marketing literature analysis, estimated £/sqft breakdown and occupancy data. A threat ranking will be allocated to all competitors in the critical catchment area.
- Financial Analysis
- ENGAGE will prepare a detailed cost plan for the purposes of assessing the optins of the site. It will cover all aspects of phasing and possible future works where possible. 5 years of forecasted sales and detail costs , covering the starting £/sqft rate, the fill rate and year end occupancy. These are correlated directly to the demographic and competition analysis data as well as the estimated cost of development and or refurbishment.
- Marketing Overview
- ENGAGE will provide the client with a detailed overview of the marketing activities required both as a launch package and as an ongoing marketing strategy. This will include online techniques to maximise the brand exposure to potential customers in a quickly developing online marketplace. The details of which will reflect the catchment area of the site in question.
- Outline Programme
- ENGAGE will provide an outline Pre and Post contract programme of the proposed development. The programme will also take into consideration phasing options applicable to cash flow availability.
